How much does a website cost in the UK in 2026? Checked prices

UENI, Yell, it'seeze, Flipdish, storekit: what a small-business website really costs in the UK in 2026 — setup fees, never-ending subscriptions, and the 4 questions to ask before you sign.

If you run a pub, a restaurant, a salon or a trade in the UK, the quotes you’ll get range from £20 a month to several thousand pounds — and nobody explains why. Here are the real UK market prices, checked on 5 July 2026 on public pricing pages, followed by the one question that actually matters.

The big names, checked

  • UENI — done-for-you websites: £18.99/month + £599 setup (Launch), £49/month + £149 setup (Plus, their most popular), £94.99/month + £149 setup (Growth). Prices exclude VAT.
  • Yell£36 to £75/month, plus setup fees from £399 up to £3,499 depending on the package.
  • it’seeze — hybrid model: £350 upfront + £28/month (24-month minimum term) up to £950 + £59/month for e-commerce.

Over 3 years, a mid-range UENI Plus comes to roughly £1,900 — and the site is never yours.

Restaurant and hospitality bundles

  • Flipdish (website + apps + EPOS + online ordering): from £119/month billed annually — about £4,280 over 3 years, before hardware.
  • storekit (online ordering): free tier, then £99 to £149/month for the serious plans.

The pattern nobody points out

Almost the entire UK market sells the same thing: a setup fee, then a rent that never ends and never goes down. £49/month for 5 years is £2,940 plus setup — and if you stop paying, the site is gone. You never owned anything.

The 4 questions to ask before signing

  1. Will the site ever be mine? (source code, design, content)
  2. What’s the total over 3 years? (setup + monthly + add-ons)
  3. Can I leave with my site?
  4. Does the price ever go down?

Our answer, in plain numbers

At Ultras-Sites — same figures in pounds, euros, francs and dollars (parity, no conversion games):

  • £75/month for 24 months, all-in — the site plus full maintenance (every change included, unlimited support).
  • Once the site is paid off: only £30/month remains, for life — and the site is yours, source code included.
  • Site only, no maintenance? From £45/month — you pay the site and that’s it.

Three-year total: about £2,160 all-in, as the owner — less than most UK subscriptions that leave you with nothing. And your name on Google page 1, proof included.
